An official document containing the data of real properties located within the territory of Hungary, as well as the associated rights and legally significant facts. In the real estate register, the data of the property, the rights and legally significant facts related to it, as well as the names and data of the beneficiaries, must be registered, recorded, or updated on the title deed. The title deed contains this data managed electronically on computers (in paper form, only a certified or uncertified copy of the title deed can be obtained). In the real estate register, every property must be registered on a separate title deed. In view of the specific registration requirements of certain properties (especially in the case of condominiums), the title deeds which belong together are maintained as condominium master deeds and individual condominium unit deeds.
The title deed consists of three parts, designated by Roman numerals. The former names of these parts accurately reflect their content: property sheet, possession sheet, and encumbrance sheet.
Part I of the title deed contains the following data of the real property:
The cultivation sector (land use type) and the designation of land withdrawn from cultivation, sub-parcel code;
The quality class, land registry net income (gold crown value);
The character of the building according to its main purpose;
Reference to easements or land use rights benefiting the current owner of the property at any given time;
The legal nature of the property;
The name of the municipality where the property is located;
The topographical number (parcel number) of the property, its classification (inner zone / outer zone), and its total area;
In the case of properties in inner zones and where available, outer zones the name of the street (square, boulevard, etc.) and the house number (topographical number);
Other data necessary for real estate registration purposes;
The serial number of the entry;
The number of the registering resolution and the time of receipt of the application serving as the basis for the entry;
The number of the cancellation resolution and the time of receipt of the application serving as the basis for the cancellation;
Reference to a cancelled entry;
Supplementary textual entries.
Part II of the title deed contains the following rights related to the property, the beneficiaries thereof, and the facts concerning the property and the beneficiaries:
The serial number of the entry;
The ownership share held by the owner;
The legal title of acquisition of ownership;
The legal status of ownership;
The natural personal identification data, residential address, minority status, or the fact of being placed under guardianship of the owner if they are a natural person; in the case of a legal entity or an organization without legal personality, its name and registered office (branch office);
In the case of state-owned property, the name of the organization or person exercising the ownership rights of the State;
The name and registered office (branch office) of the asset manager, the legal status of asset management, and the share or area under the management of the asset manager;
The number of the registering resolution and the time of receipt of the application serving as the basis for the entry;
The number of the cancellation resolution and the time of receipt of the application serving as the basis for the cancellation;
Reference to a cancelled entry;
Supplementary textual entries.
Part III of the title deed contains all rights and facts related to the property that are not recorded in Part I and Part II.
